Job Description

The General Counsel – Los Angeles will generally be responsible for:

Reviewed attorneys’ comments which included edit, redline, compare & merge and assembled all real estate legal documents for execution by all parties.
Ability to coordinate due diligence for a variety of commercial and residential real estate transactions, including acquisitions and dispositions, borrowing, leasing.
Coordinate and oversee the closing and post-closing process for various transactions, including commercial and residential real estate transactions.
Administers and handles invoices, contracts, bills and other expense payment and income receipt transactions.
Provide business and legal transaction structuring advice relative to the Project to Greenland’s management team and other stakeholders.
Assume responsibility for drafting real estate acquisition, disposition, land development, joint venture, entitlement and other related agreements and ensure quality legal counsel is provided in the most efficient and cost-effective manner.
Facilitate communication with and between other corporate team members to ensure understanding of business, risk management, finance and accounting objectives for the Project.
Ensure that an appropriately comprehensive and realistic due diligence and feasibility review process is conducted in connection with the Project.
Understand and analyze title and survey matters, environmental and soils reports and identify risks and propose solutions to issues identified; some direct experience with successful environmental remediation matters is essential.
Coordinate the entitlements, permitting and approvals process relative to the Project and assist the Project development team with same.
Understand, analyze and provide guidance concerning Project-specific portions of various required internal and external reports.
Monitor all steps in the acquisition, entitlement, and development processes for life of the Project to ensure that Greenland USA meets its contractual obligations and achieves its goals.
Manages processes related to proposals, bids, and contracts; certificates of insurance; lease estoppels, warranty claims; parking, signage, and safety issues; and other property management functions.
Oversees the organization and keeping of records, both hard copies and digital, related to property files, architectural and engineering plans, lease agreements and abstracts, monitoring of lease expirations, vendor agreements, contractual amendments, and other information. Initiates audits as needed or appropriate.
Skills/Qualifications:

Bachelor’s Degree with a concentration in Business from an accredited college or university
Juris Doctorate (J.D.) and admitted to a state bar
Minimum ten (10) years’ experience in large-scale and sophisticated residential real estate-related acquisitions, dispositions and development, with a preference for candidates with a mix of corporate/real estate law firm and in-house counsel experience.
Excellent oral and written communication skills (some understanding of Mandarin Chinese would be outstanding but is not required for this role).
Detail-oriented, strong work ethic, excellent judgment, sense of responsibility, diplomatic and ability to work under extreme pressure.
Adaptable, able to adjust to changing priorities, belief in continuous improvement.
Strong organizational skills, including planning, scheduling and follow-up capabilities.
Use of good judgment in handling sensitive matters and an ability to maintain confidentiality.
Strong analytic and negotiation skills, with the ability to think strategically and work independently, while also contributing successfully to cross-functional teams
Significant Proficiency MS Office computer skills (Word, Excel, Outlook, Access, Power Point)
Physical Demands

Must be able to remain in a stationary position 50% of the time. Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine and computer printer. The person in this position frequently communicates with other employees and outside business contacts. Must be able to exchange accurate information in these situations. Must frequently be able to safely and independently move or position up to 10 pounds.

Work Environment

The noise level in the work environment is usually quiet to moderate. Flexibility is a necessity as extended hours will be required from time to time to meet the needs of the business that will require some weekends and evenings.
